The current shops & cafe don't 'deserve' to stay, however as successful businesses any new landlord would be pretty daft to fire them off.

God knows what'll happen there, probably another Coop, 'cos we just can't get enough of their rip off shops in M21

I use Dr Sujoy Jaiswal at the Corkland Rd Medical Practice. He is really good and professional. I would highly recommend him. Appointments are usually easy to get, too. Azad Manzil has opened up on Beech Rd (opposite the Beech) as a kebab shop with woefully mispelt signage. It doesn't look up to much to be honest.

Rumour has it that Epicerie Ludo have taken the lease of Loop on Beech Rd and plan to move there, and to include serving food/wine.

Why would the rent rise 'almost certainly''?? If the property is sold to a landlord he/she may very well be more than happy to keep a tenant on paying the same rent. As it happens, I was in the Sedge this morning, and devoured an excellent Eggs Benedict washed down by a Lavazza. There were about 30 people in, and more arriving (11am). I once went to a do above the Lloyds which was pretty good in a good sized room - this was years ago however so have no idea if they still offer such a thing. Apart from that +1 for the Irish club - they're very well equipped for all types of bash and have wonderful barstaff!
