Small industrial unit to let?

So. as the brewery plans progress, I realise that my cellar just isn't going to cut it.

Does anyone know of a local industrial unit in the area of 500-1000sqft? Or do you know a friendly agent dealing with this kind of property.

(Or do you have a large garage that you've always wanted to turn into a brewery?)

I know of several as I've been looking for one for storage for my campervans. I'd be interested in sharing one maybe? Paul and I are coming along tomorrow lunchtime so we can discuss it then?

What's your budget? There's a trading estate on Albany Road, but i think the smaller units are around £900 a month.

I spoke to an estate agent today. They said the smallest units there are 1200sqft. That's a bit big for my needs. There's also none available right now according to them.

Aparently they were going at £6000pa.

Do you know differently?

Not for sure, but i made tentative enquiries around eighteen months ago and was quoted a yearly rent which worked out around the figure i quoted above. I've checked my sums and they appears to be right, but the units are almost all/possibly all occupied and i see no reason why rents would go down.

Just out of interest, what sort of facilities would any prospective premesis need to provide in terms of lighting, running water, security, toilets, etc?

Lighting isn't important. Floor needs to be sealed with drainage so that spills can be squeejeed. Need mains water supply and (for those health and safety dudes from the council), a handbasin. Security needs to be acceptable but nothing over the top - basically unbuglarable (is that a word?). That's it I think.

Why don't you need lighting? Are you planning on making beer whilst shuffling around in the dark?
